Bluewaters Island Dubai offers luxurious beachfront living and boasts Ain Dubai, the world's largest observation wheel. This exclusive man-made island features a variety of upscale properties which include stunning interiors, resort-like amenities, and excellent connectivity via Sheikh Zayed Road. Ideal for investors and residents seeking a blend of waterfront serenity and city life.
Iconic waterfront with a touch of resort-style living as you feel the salty breeze on your skin. Bluewaters Island, a man-made island developed by Meraas, has quickly become a popular name for luxurious residential properties, commercial spaces, and the finest entertainment.
Found just off the coast of Jumeirah Beach Residence (JBR), the island flows with well-planned architectural structures forming high-end apartments, villas, and the eminent Ain Dubai (the world’s largest observation wheel).
Just off the Jumeirah Beach Residence (JBR) shoreline, close to Dubai Marina, is the gorgeous man-made island complex known as Bluewaters Island. Meraas constructed this AED 6 billion project, which stretches about 400 meters into the Arabian Gulf. Work started in 2013 and it was formally opened in November 2018.
Connected to JBR through a 265 meters pedestrian bridge (“Wharf Link”) and directly linked to Sheikh Zayed Road by road, Bluewaters Island allows easy car access.
Inspired by the natural topography of the surrounding area, the island’s architecture fuses urban with sustainable layouts. Bluewaters Island also has excellent connection to the rest of Dubai with direct access to Sheikh Zayed Road and the Dubai Tram system. The upcoming metro extension will further improve transport connectivity and commuting.
This economic housing district is near several notable neighborhoods, including;
About 698 apartments with 1 to 4 bedrooms make up the majority of Bluewaters Island, while a few upscale penthouses with 5 bedrooms offer expansive backdrops. A total of 17 townhouses provide a villa-like option. There are very few studios and almost no detached villas in this area.
Apartments are usually found in 10 mid‑rise residential buildings, offering approximately 698 units. The configurations include: 1‑bedroom, 2‑bedroom, 3‑bedroom, and 4‑bedroom units with sizes range ranging from 963 sq.ft. – 2,473 sq. ft. Interiors flaunt minimalist Scandinavian design, Italian kitchens, marble countertops, floor-to-ceiling windows and balconies with sea, Ain Dubai or marina sceneries.
Penthouses count four exclusive penthouses offering expansive layouts and grand luxury. You’ll typically find 5 bedrooms, with full 360° panoramic landscapes of the Arabian Gulf, Marina, Palm Jumeirah, and Dubai skyline.
Townhouses involve a total of 17 podium-level designed for family-style living with luxurious features including multiple bedrooms, private gardens or water courtyards, and spacious layouts.
Studios and Villas are available for investment but in small quantities, though solo villas are very rare or almost nonexistent.
Bluewaters Bay
A twin‑tower luxury development launched by Meraas, featuring 1–4 bedroom apartments and 5-bedroom penthouses (720 sq.ft. -6907 sq.ft.) with floor‑to‑ceiling windows and private balconies facing Dubai Marina and the Arabian Gulf.
Pricing starts around AED 2,560,000. The project is scheduled to turn around in the third quarter of 2027. The facilities that the residents have access to are private beach access, infinity‑edge pool, Miami‑style pool deck, gardens, parks, cabanas, retail outlets, kids’ splash pads, and gym.
Prices have been steadily rising on Bluewaters Island, especially as Dubai’s real estate market as a whole has recovered from the pandemic. Recent patterns indicate that the continued demand for waterfront properties has resulted in rising prices for luxury apartments in Bluewaters Island.
Different buyer needs are met by a range of unit types, from luxury penthouses to apartments with one to four bedrooms, and prices can vary from AED 2,000,000 to over AED 20,000,000, depending on the size, location, and floor.
There are currently 750 homes in Bluewaters (698 apartments, 17 townhouses, and 4 penthouses), but there is a shortage of supply in comparison to demand. Ain Dubai and Caesars/Banyan Tree hotel, two popular tourist destinations, are the main drivers of rental demand in this area.
Trends in commercial leasing and retail space are also growing as a result of the island’s development. Demand for business and retail space is predicted to climb on the island, particularly as Dubai’s tourism industry swells.
Bluewaters Island is still one of the most prominent and stable luxury housing sectors in Dubai. The island’s constrained supply, coastal location, and rental strength continue to support its desirability as an investment, even though broader market forces may have a minor impact on pricing later in 2025.
As of April 2025, the most expensive transaction was a three-bedroom home that sold for AED 15,000,000. According to H1 data, the total value of 78 resale deals was AED 713,000,000.
Apartments: AED 2,500,000 to AED 3,500,000 is the average price of a one-bedroom apartment, while AED 4,00,000 to AED 6,00,000 is the maximum price of a two-bedroom apartment.
Top-tier sales can reach AED 30,000,000 or even AED 80,000,000. Penthouses and townhouses start at AED 12,000,000 and go up from there. The rental returns are 5% to 7%, with some properties attaining up to 10% ROI, particularly for short-term furnished units. The pricing per square foot is AED 4,800 to AED 5,200.
Since its debut in 2018, Bluewaters Island’s prices have shot up by more than 21% through mid-2025. From 2022 to early 2025, residential prices climbed to a 60% overall; however, because of a significant impending supply (210,000 units), predictions claim a possible correction of up to 15% in the second half of 2025 into 2026.
