City Walk, which fronts both Al Safa and Al Wasl Roads close to Sheikh Zayed Road, is a roughly 900,000 square meter development in the Al Wasl neighborhood that was created by Meraas (now a subsidiary of Dubai Holding).

Plenty of entertainment takes place which also include year‑round festivals, concerts, movie nights, art fairs and food markets. Weekdays are less crowded which is perfect for relaxed exploration.

City Walk is a primarily upscale apartment complex forming studio to four-bedroom apartments, as well as luxury-finished duplexes and penthouses. Apartments are the standard offering because townhouses and villas are quite uncommon in this area.

Penthouses can cost as much as or more than the average price of a four-bedroom unit, which is AED 32,000,000, according to the average table.
Ultra-luxurious four-bedroom duplex penthouses with spaces up to 4,700 square feet or more are available in certain developments (such as Verve at City Walk and Central Park phases). Off-plan launches are scheduled through 2027–2028, and prices range from AED 2,100,000 to AED 2,600,000.
Townhouses and Villas (very limited)
There are a few townhouses and villas in mixed-use neighborhoods, albeit mostly apartments. Townhouses have three to four bedrooms, while villas have four to six bedrooms, and their sizes range from 2,600 to 6,200 square feet.
The hot zones for off-plan investment right now in City Walk are clearly Central Park (Laurel, Fern, Erin, Plaza), Northline Phase 1 and 2, and Crestlane 2 and 3. These developments promise an amalgam of affordable housing, urban lifestyle appeal, and rental and resale opportunities. Although it is significantly more expensive, City Walk Phase 3 is the show-stopper for ultra-luxury buyers.
* Crestlane 2: Offers 1–4 bedroom apartments and duplexes; launch price from approximately AED 2,620,000; delivery expected in Q4 2028, sales started mid‑April 2025.
* Crestlane 3: In April 2025, a second building in the Crestlane project was launched, with the same layout, cost, and delivery schedule. Upscale finishes, terraces and pools, smart home technology, easy access to City Walk facilities, and rental yield estimates of 5–7% per year are among the features available to homeowners.
The most recent Meraas launch, although with a somewhat higher entry price (AED 11,000,000); little information is provided other than the price.
This proposal consists of many connected off-plan projects that are based on a manicured park setting:
Options for Fern and Laurel range from 1 to 4-5 bedrooms; Fern starts at about AED 2,200,000 with the handover in Q3 2026, while Laurel starts at AED 2,000,000 with the delivery scheduled for Q4 2025/2026.

Erin: This project involves premium apartments and penthouses with 1-5 bedrooms. The starting price is about AED 1,590,000 with a 70/30 payment plan and is scheduled to be completed by Q2 2026.
Since early 2021, the average price of real estate in Dubai has shot up by 75%, with rates recently hovering around AED 1,750/sq.ft. owing to City Walk’s walkable urban layout and proximity to leisure and tourism.
Besides, the value of City Walk in particular grew from about AED 1,700/sq.ft. in 2020 to over AED 2,200/sq.ft. by December 2024.
By mid-2024, the median price in City Walk rose by about 14% year over year, from AED 1,850 to AED 2,150/sq.ft., with new developments like Central Park and Verve pushing the median up to AED 2,500/sq.ft. AED 2,705 per square foot is the average resale price as of Q1 2025, with 120 transactions totaling AED 447,000,000.
Short-term rentals (like Airbnb and serviced budget hotel stays) also flourish here, resulting in high occupancy and premium nightly rates for strong investment return.
Due to increased availability, some predictions indicate that prices throughout Dubai may moderate or soften by as much as 15% through late 2025 and 2026 (between AED 210,000 and 300,000 for new units).
But any more drastic corrections might be mitigated by City Walk’s strategic position, low inventory, and powerful lifestyle brand; analysts predict 5–10% growth in the region through 2025.

The arean has hosted many international music concerts, comedy shows, corporate events, family entertainment, e‑sports, exhibitions, and sports events. You can go there by metro (Red Line) or taxi and it is advised to avoid driving during even days.
A tropical bio-dome such as The Green Planet also has the largest artificial indoor tree in the world (25 m tall), twice-daily simulated thunderstorms, mist, and realistic waterfalls. There are many paid experiences such as snorkeling with piranhas which is a supervised session and costs about AED 350.
Every day from 10 AM to 6 PM, it is accessible to everyone. Tickets for adults (11+) cost AED 155 at the gates, while those for children (2–10) cost AED 135. All infants under two are admitted free of charge. The maximum price for the VIP Pass, which includes skip-the-line, souvenirs, and fish feeding, is AED 215.
