Property Types in The Springs

Villas and Townhouses

There are no apartment complexes in The Springs; the neighborhood is entirely composed of villas and townhouses. Detached, semi-detached, and terraced homes are all mixed together, mostly in the 15 sub-communities (Springs 1 to Springs 15). Most layouts have two to four bedrooms, while some clusters have individual villas with up to five bedrooms.

A common arrangement is a bedroom with a study. Plots frequently have balconies, private gardens, and occasionally study spaces or maid’s quarters. Regardless of the exact design, the majority of apartments have manicured greenery, covered parking, shared pools, kids’ play spaces, and barbeque areas.

The Springs

The price of a three-bedroom townhouse with a private garden and terrace is AED 2,750,000, while the price of a four-bedroom townhouse with a private pool and garden with a view of the city and pool is AED 4,000,000.

About 29 townhouses are listed as “Any Off-plan or Ready” on the ready and off-plan list; however, these are primarily resold or completed properties rather than brand-new ones.

1) Community Snapshot

Emaar created the family-friendly gated community known as The Springs, which has townhouses and villas with two to four bedrooms, many of which have private gardens and pools. Recent data from real estate listings shows that average sale prices are around AED 2,180,000, while minimum prices start at AED 1,400,000.

The annual rental price ranges from AED 84,000 to AED 125,000. Conveniently close to schools, nurseries, mini-town centers, and golf courses, The Springs is regarded as tranquil, safe, and perfect for families.

According to Gulf News (July 2025), The Springs saw a 6.6% decline in new rental leases, one of the sharper drops among Dubai communities Gulf News. This points to early indications that rent levels are cooling. Dubai experienced a strong rally – 75% increase in average property prices since Feb 2021. However, an uptick in supply may temper future gains

Fitch Ratings predicts a potential up to 15% correction in property prices through late 2025 and into 2026 due to a surge in supply and broader market dynamics. After sustained increases, projections suggest rental growth may slow or stabilize, despite continued demand. For instance, long-term rents may rise 13%, but the market is becoming more balanced.

A further factor that should assist stabilize the supply-demand balance is the anticipated 243,000 new residential units by 2027.

3) What Does This Mean for The Springs?

Despite not being as sharp as ultra-prime neighborhoods like Palm Jumeirah, The Springs, a well-established villa/townhouse complex, probably had comparable appreciation patterns, supported by a consistent demand for family homes that were ready to move into.

With rents on the rise elsewhere, The Springs is in a good position to capitalize on the desire for year-round rentals in a calm, family-friendly neighborhood. Still, in suburban areas, yield performance could differ based on new supplies.

The projected 5-8% modest price growth in 2025 may hold up, particularly if supply is kept under control. Increased supply from remodeled villa communities, however, can offset gains or put temporary pressure on prices.

The Springs continues to be a stable, family-friendly property with favorable attributes and consistent demand. Even while the market as a whole is growing encouragingly, evaluating medium-term performance will require keeping an eye on supply trends.
